This is one of the most common questions among foreign investors interested in buying property in Orlando and other Florida markets:

“If I buy a property in the U.S., can I obtain a visa or residency?”

The short and honest answer is: not automatically.
However, there are important details and misconceptions worth clarifying before making an investment decision.

At Home Vacation Group, we prioritize transparency and realistic expectations, so you can invest confidently and strategically.

The reality: buying property does NOT grant a visa or residency

Purchasing a home, condo, or vacation rental property in the United States is considered a passive investment from an immigration perspective.

This means:

  •  No automatic residency
  •  No work visa
  •  No change in immigration status

You can legally own property, earn rental income, and pay U.S. taxes without living in the country.

This is very common among investors from:

  • Colombia
  • Mexico
  • Brazil
  • Ecuador
  • Peru

who own vacation homes in Orlando, Kissimmee, Davenport, or ChampionsGate.

Are there visas related to investment?

Yes — but they do not apply simply by purchasing a residential rental property.

Below are the two most commonly misunderstood options:

EB-5 Visa: high investment and job creation

The EB-5 visa can lead to permanent residency (green card), but it comes with strict requirements.

General requirements:

  • Very high minimum investment (typically USD 800,000–1,050,000)
  • Investment in approved projects
  • Creation of at least 10 full-time U.S. jobs

Buying a vacation rental or residential property does NOT qualify for EB-5.

This visa is usually used for:

  • large commercial developments
  • hotels
  • major real estate projects

E-2 Visa: active business required

The E-2 visa is available only to citizens of countries with a treaty with the U.S.

Key conditions:

  • Ownership of an active operating business
  • Direct involvement by the investor
  • Not valid for purely passive investments

Rental income alone generally does not qualify, unless structured as a complex operating business (which is uncommon).

This is why most real estate investors do not qualify for an E-2 visa solely by renting properties.

Is investing still worth it without a visa?

Yes — if your objective is financial, not immigration-based.

Investing in U.S. real estate offers strong advantages:

  • Asset protection in U.S. dollars
  • Dollar-denominated rental income
  • A stable real estate market
  • Strong tourism demand (Orlando receives 75+ million visitors per year)
  • Personal use of the property when desired

Real estate investments should stand on their financial merits — not on visa expectations.

Indirect benefits of owning property in the U.S.

While it does not grant a visa, owning U.S. real estate may help:

  • demonstrate financial solvency
  • facilitate banking relationships
  • open U.S. bank accounts
  • strengthen your international financial profile

However, it should never be considered an immigration guarantee.
